RESTORATION PROJECT AT THE CORNER OF UPPER ORMOND QUAY AND EAST ARRAN STREET

Dublin Civic Trust has promoted its restoration of 67 Arran Street East through social media platforms, acknowledging The Heritage Council’s vital funding and support.

The building is an unusual surviving example of a 1760s house featuring a high status rococo-style cornice. The aim of the project is to strip off inappropriate cement layers and restore the 1760s character of the building. This includes sash windows reinstatement, brick pointing, Roman cement repairs and on-site investigation as the works are underway.

Dublin Civic Trust is an independent charitable organisation that works to identify, preserve and create awareness about Dublin’s architectural heritage.

As an educational trust, they promote best practice repair and conservation of historic buildings and streetscape – involving identifying and recording the city’s built heritage, developing policy and skills training, and undertaking targeted acquisition and refurbishment of historic buildings as engaging demonstration projects. THey are committed to sustainable urban development, understanding that creative new intervention and adaptation of existing buildings is essential to the evolution of historic cities everywhere.

Dublin’s status as a historic European capital of character and distinction is a resource of enormous social and economic value – one that has not been adequately developed to date. The work of the Trust is targeted at preserving and enhancing this built asset for the benefit of everyone, with an aspiration for Dublin as a living historic city that embraces this unique built identity.

THE HACIENDA BAR NOW STANDS ALONE BEFORE THE HOTELS ARRIVE

I was aware that there were plans to redevelop the area near the Markets but it really surprised to see that the buildings that surrounded to Hacienda Bar have all been demolished.

I live on Henrietta Place [Bolton Street area] and for about twenty years the area has effectively been a massive building site. There was the LUAS tram extension, the Tenement Museum across the street from my bedroom, two Student accommodation complexes on upper Dominick Street, a stalled hotel project on Bolton Street, Grangegorman university campus which now has about 20,000 students.

Now that the projects listed above are complete or close to completion the focus for redevelopment has shifted a short distance to what could be described as the old markets area of Dublin. The new Hilton Hotel is about to open and work on the Fruit & Vegetable Market is ongoing. However there are a number of new hotels underway on Little Mary Street, Little Green Street and East Arran Street.

Below are details of two of the hotel construction sites near the Hacienda.

StayCity, Little Mary Street

340 bed Aparthotel progressing on site currently in the historic Markets Area of Dublin City Centre for Staycity. Ground floor reception and cafe, retail unit and artist studios make for a lively streetscape close to the main Mary Street and Henry Street thoroughfare.

Creekvale Hotel [Arran Street Hotel]

In June 2020 Dublin City Council gave the green light for an eight-storey, 273-bedroom hotel on the site of the existing Begley’s Fruit Market in Dublin’s markets area. According to the developer: “This hotel is located on Arran Street a short walk to Jervis Street Shopping Centre and Henry Street retail areas.

The project involves the construction of a new hotel and basement below ground level. A challenging project on a relatively restricted site and bustling retail environment, with the added complexities of archaeology and engineering challenges. The construction of this seven-storey building and complex façade treatment and landscape on the building will result in a top-class brand hotel.”

This building is behind or beside, depending on your point of view, a restored building at 18 Ormond Quay. I assume that it is 67 East Arran Quay. Today, I photographed it because I liked to colours.

During 2017-2021, Dublin Civic Trust has undertaken a wholesale refurbishment of the exterior of 18 Ormond Quay Upper, as well as initial refurbishment of the interiors which continues. The next phase involves the condolidation and conservation of the rear building at 67 Arran Street East.

18 Upper Ormond Quay and its rear attendant house at 67 East Arran Street comprise a pair of intact merchant premises of differing dates. The front house to the river, built in a conservative late Georgian idiom, dates to 1843, whilst the rear house comprises a much older building of c.1760-1770 date. Various sources cite No. 67 as the first home of Catherine McAuley, founder of the Sisters of Mercy.

I had forgotten that I had a Voigtlander 15mm [I thought that I had a 21mm] lens so when I came across it today I decided to try it with my old Sony NEX-7 lens. When I was photographing this building a tramp came up to be and said “I did not know that you could still buy those old German Voigtlanders any more”.

I photographed this building in April 2014 when it was an art space, A Different Kettle Of Fish Altogether, used by artist Mannix Flynn. It was at one stage a gun shop [Watts Gun Shop].
